By accessing or using the website at thewhitetee.club (the “Site”), joining the waitlist, or entering into any membership with The White Tee LLC (“The White Tee,” “we,” “us,” or “our”), you agree to be bound by these Terms & Conditions. If you do not agree, please do not use the Site or submit any information.

These Terms apply to all visitors, waitlist participants, and members. We reserve the right to update these Terms at any time. Continued use of the Site after changes constitutes acceptance of the revised Terms.

The White Tee is a pre-opening business. The facility located at 11041 SR-54, Odessa, Florida 33556 has not yet opened to the public. All information on this Site — including but not limited to facility descriptions, amenities, technology, features, pricing, hours of operation, and estimated opening dates — is provided in good faith but is subject to change without notice.

Opening dates referenced on this Site (including “Est. Opening Summer 2026” or similar) are estimates only. Delays may occur due to construction, permitting, licensing, supply chain issues, or other factors beyond our control. We make no guarantee or warranty that the facility will open on any specific date.

Descriptions of amenities, technology, and features reflect our current plans. Actual offerings at opening may differ from what is described on this Site. We are not liable for any reliance placed on estimated opening timelines or described features that are not available at the time of opening.

Joining the waitlist on this Site is completely free and non-binding. Submitting your information to the waitlist does not:

• Create a membership or any contractual obligation between you and The White Tee
• Guarantee you a membership spot or founding member status
• Lock in any specific pricing, tier, or benefit
• Require any payment, deposit, or commitment from you

Waitlist participants will be contacted when membership invitations are available. Receipt of a waitlist confirmation does not guarantee an invitation. The White Tee reserves the right to limit, close, or modify the waitlist at any time.

By joining the waitlist, you consent to receive email communications from The White Tee related to our opening, membership opportunities, and updates. You may unsubscribe at any time.

The White Tee may offer a “Founder” or “Founding Member” pricing program to early members. The following conditions apply:

• Founder pricing is available only to the first designated number of members who complete enrollment and payment when membership officially opens — not to waitlist participants alone
• Founder pricing, if offered, is locked in for the duration of active membership only. Founder pricing is forfeited if membership is paused, cancelled, or lapses for any reason
• Founder pricing details, discount amounts, and eligibility requirements may change prior to the official membership launch and will be communicated to eligible parties before enrollment
• The White Tee reserves the right to modify or discontinue the Founder program at any time before formal enrollment contracts are executed

No Founder pricing is guaranteed or locked in by joining the waitlist alone.

When The White Tee opens and membership enrollment begins, the following general terms will apply (subject to the formal Membership Agreement you will sign at that time):

• Month-to-month: Memberships are billed monthly with no long-term contract required unless otherwise agreed in writing
• Cancellation: Members may cancel with written notice (email is acceptable) prior to the next billing cycle. Cancellation requests received after billing has processed will take effect at the end of the current billing period
• No refunds: Monthly membership fees are non-refundable once charged, except as required by applicable law
• Bay hours: Allocated bay hours do not carry monetary value and are not redeemable for cash. Hours expire as described in the applicable membership tier
• Termination: The White Tee reserves the right to terminate any membership for violation of club rules, abusive behavior toward staff or other members, or any other reason at its sole discretion, with a prorated refund for unused days in the current period

A full Membership Agreement will be provided and must be executed before any membership begins. The terms of that Agreement, once signed, supersede these general terms.

References to specific technology, hardware, and software (including but not limited to ProTee VX launch monitors, GSPro simulation software, and AR floor projection) reflect our current procurement plans. The White Tee does not guarantee the use of any specific brand, model, or version of technology. Equipment may be substituted with comparable alternatives based on availability, performance, or business decisions. We will always endeavor to provide a high-quality simulator experience regardless of specific equipment used.

Use of golf simulator bays and physical facilities involves inherent physical risks, including but not limited to injury from golf club swing, flying objects, tripping, or other accidents. By becoming a member or visiting the facility, you acknowledge and voluntarily assume these risks.

A separate Liability Waiver and Release must be signed before any use of the physical facility. This waiver will be provided upon enrollment or upon your first visit.

To the fullest extent permitted by applicable law, The White Tee LLC, its owners, officers, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to:

• Reliance on any information on this Site, including opening dates or feature descriptions
• Failure to open by an estimated date
• Changes to pricing, amenities, or features before or after opening
• Any interruption or discontinuation of services

Our total liability to any individual for any claim shall not exceed the total amount paid by that individual to The White Tee in the three (3) months preceding the claim.

All content on this Site — including text, graphics, logos, photographs, videos, and software — is the property of The White Tee LLC or its licensors and is protected by applicable intellectual property laws. You may not reproduce, distribute, or create derivative works without our prior written consent.

These Terms shall be governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict of law principles. Any dispute arising from these Terms or your use of the Site shall be resolved in the state or federal courts located in Hillsborough County or Pasco County, Florida, and you consent to the personal jurisdiction of such courts.
